Illness forces the sale of our store that we opened summer of 2007. My wife found out she had cancer one month after we opened and had to keep her day job for the insurance; we have gone through our savings and the money we had set aside for the store and now must sell.
The store is currently open and will remain open until it sells. The store will sell by the end of this auction. The shop is 1,000 sq. ft. and measures 20x50. About 850 sq. ft. is display area and the rest is storage. There are 2 bathrooms, 1 of which is used for storage.
Currently we are taking in about half of what it takes to run the store, but this is to be expected for the first year or so. We took on Bill Pay (consumers can pay electric, phone, power, and other bills) that brings in more than enough to cover the shop’s electric and water, and a little more. (Electric averages $145.00 , Water is about $35.00, Phone with a high speed wireless hub about $100.00, and Security Monitoring $25.00, Internal business insurance $100.00. These are monthly averages. You must be able to qualify for a basic commercial lease using your corporation or personal backing with the mall management. You will need to also qualify for Bill Pay system, which is relatively easy. The lease has approximately 2 years 3 months left at $1200.00 a month. In addition, you would be responsible for outside insurance, maintenance fees and taxes, at just over $400.00 a month. Total cost would be about $1,680.00 monthly.
Ideas on how to make the store better that we have begun trying to do:
1. Remain open later in the evening and earlier in the morning.
2. Work it yourself and save about 150.00 per week 600.00 monthly. Half your rent!
3. A woman or couple would be better than me, a crusty old man that doesn't smile much. I have 1 part-time girl that helps about 15 hours weekly, and would be willing to stay.
I will help through the transition to make sure you know how it all works. I am selling this an up and running turnkey business, and we are not looking to unload the merchandise. Reserve is about what we have in shelving, counters, and 2 cash registers, 1 with bar code scanner and code printer.
